Where exactly is it?

The address is Bockmühlberg 8–14a, 42289 Wuppertal, in the district of Heckinghausen in the east of the city. The houses sit on a quiet residential street on a wooded hillside, slightly above the Wupper valley.

Wuppertal is a city of around 360,000 people in North Rhine-Westphalia. It stretches along a green river valley, famous for its suspension railway, the Schwebebahn. According to a European satellite study (Husqvarna Urban Green Space Index), it is the greenest large city in Europe.

The nearest bus stop is about a 6-minute walk away. From there, buses reach Wuppertal-Oberbarmen station in about 5 to 7 minutes. Oberbarmen is a regional rail hub and the eastern terminus of the Schwebebahn.

Schools and childcare

Nurseries (Kitas)

Around 15 nurseries lie within a 15 to 20-minute walk, including a multilingual nursery (Weltkinder Kita) and a forest kindergarten. Places are in demand, so register early via the city’s childcare portal.

Local schools

Four primary schools in the district, all with after-school care. The nearest is about 16 minutes on foot. Secondary schools of every type are about 6 to 11 minutes away by car. They include the Gymnasium Am Kothen with a bilingual German-English stream from year 5.

International schools

There is no international school in Wuppertal itself. IB schools in Essen (SBW International School Ruhr) and Düsseldorf (International School of Düsseldorf, St. George’s) are approx. 40 to 50 minutes away by car, outside rush hour.

Buying in Germany

How the purchase works

Buying a new-build home from a developer in Germany is well regulated. These are the key steps, in plain English.

  1. Information and viewing. Request the brochure, view the site and ask your questions.
  2. Financing. Obtain a financing commitment from your bank. Banks may ask non-residents for a higher deposit.
  3. Notary. In Germany, every property purchase is signed before a notary. You receive the draft contract in advance, as a rule at least two weeks before signing. The contract is read out in German. If you are not fluent, an interpreter must be present.
  4. Land register. After signing, a priority notice (Auflassungsvormerkung) is entered in the land register. It secures your claim to the property.
  5. Instalments under the MaBV. You never pay in advance. The German Real Estate Agents and Developers Ordinance (MaBV) allows payment in up to seven instalments, each due only after the corresponding stage of construction is complete.
  6. Handover. At the formal acceptance (Abnahme) you inspect the house. Statutory warranty for construction defects then applies for five years.
  7. Ownership. Once the price is paid in full, you are registered as the owner.

What you should know

Rain and hills

Wuppertal is noticeably rainier than the Rhine valley. That is why it is so green. The city is hilly, so many residents use a car or e-bike. Your own garage makes that easy.

A district in transition

The centre of Heckinghausen is densely built and part of an urban renewal programme. Bockmühlberg lies about one kilometre away on a quiet, wooded hillside. The best way to judge is to see it for yourself.

Traffic noise

A main road passes below the hillside. Triple glazing and ventilation with heat recovery keep the interior quiet. Come and listen for yourself during a viewing.

Questions from international buyers

Can foreigners buy property in Germany?

Yes. There are no general restrictions on foreign nationals buying residential property in Germany. You need a valid passport or ID for the notary appointment. For financing, banks may require a higher deposit depending on your residence status.
